The default Laureles building. Terrazzo or hardwood floors, high ceilings, a deep balcony facing the canopy, a kitchen behind a wall, and a service room off the back. Square metres per peso are the best in the neighbourhood.
What you are buying is space and location, not finishes. Almost every one of these trades at a discount that assumes a renovation, and the buyers who do well here are the ones who price that work before making an offer rather than after.
What to check
- No lift is the single biggest resale constraint. It narrows your future buyer pool permanently.
- Electrical capacity was specified for a household with far fewer appliances. Budget for a rewire if you are adding air conditioning or a serious kitchen.
- Check the certificado de tradicion for the building, not just the unit, if the propiedad horizontal was constituted late.
