Bolivariana

University-adjacent, denser, and the most rentable corner of the neighbourhood.

A street in Bolivariana, Laureles, Medellin

Illustrative imagery, not a specific building or address.

The area around the Universidad Pontificia Bolivariana runs younger and busier than the rest of Laureles. Cafes, print shops, cheap lunch and a constant flow of students give it a different rhythm.

For an owner, the relevant fact is tenant demand. Smaller units let quickly here, and the academic calendar gives the rental year a shape you can plan around. It is also the part of the comuna where new small-format construction has concentrated.

The flip side is that it is not quiet, and unit sizes trend small. Buyers looking for a family apartment usually end up elsewhere.

Who it suits

Investors buying for rental demand rather than for their own daily life.

What to check before you offer

Check whether the building restricts short stays under Ley 675. Many do, and the reglamento is what governs, not the listing.
